You’ve Got To Haggle

For example, if a rate seems too high to you, simply tell them that, and ask if there’s a better rate available. Often their first offer is not the lowest they’re willing to lend at. Another thing you can do is offer security for the loan. If you own you’re home and are confident in your ability to repay the loan, maybe ask what the rate would be if it was secured over your home. You’d be surprised at the difference in rate you’ll get simply for offering security.

Mortgages

If it’s a mortgage you’re negotiating, ask for both the variable and fixed rate. Typically the variable mortgage will be a good 0.2% to 0.5% cheaper. This is because you will be bearing the risk of an increase in interest rates. Auto finance is one of the most varying areas in the market. You’re dealer might be offering you what seems like a good credit rate, but often if you agree to pay cash, the price of the car becomes cheaper, which means the loan is actually more expensive than it appears. If this is the case, try and get the finance from another lender and get the dealer’s cash price for the car.

One other way of making a loan cheaper is by dropping optional extras such as loan repayment insurance. This is often offered when you take out a loan and can make a big difference to the cost of the loan.

The Story of Oral Chelation Therapy

Chelation therapy has been used to treat heavy metal poisoning since World War II. The term ‘chelate’ was coined by the analytical chemist, G.T. Morgan in 1920. ‘Chelate’ is the Greek word for ‘claw’. Alfred Werner, the son of a factory foreman and the ‘Father of Coordination Chemistry’, was awarded the 1913 Nobel Prize for developing this concept of chelation therapy. In chelation therapy, the ring within the molecule of the chelator captures and firmly binds the metallic ions. Thus chelation therapy treats heavy metal poisoning by forming complexes with the molecules of the heavy metal, which are then excreted in urine. Up to a certain stage, the subsequent fall in the metal stores can help reverse the toxicity.

‘Dimercaprol’, more commonly known as BAL was the first agent used in chelating therapy. During the II World War, biochemists at Oxford University developed BAL as an antidote for the war gas Lewisite. Exposure to Lewisite causes acute arsenical blisters and systemic arsenic poisoning. That is how the first chelating agent, Dimercaprol, came to be known as British Anti-Lewisite (BAL). Soon the effectiveness of Dimercaprol in the chelation therapy of heavy metal poisoning became evident. Peters noted that BAL ointment had proved very successful in cases of industrial arsenical accidents. Injectable forms of BAL were also found to be effective in chelation therapy. By 1947, 32 articles were published or in press on the therapeutic value of BAL. BAL became the chelation therapy of choice in arsenic, antimony, gold, and mercury poisoning.

A study conducted by Denny-Brown and Porter in 1951 found other uses of BAL as a chelating agent. BAL was noted to be an effective in chelation therapy of Wilson’s disease wherein excessive amount of Copper accumulates in the body. BAL chelates copper and removes it from body by excretion. At this time a need for better chelators was felt. BAL was found to be associated with various toxic effects and moreover, chelation therapy with BAL became ineffective in most patients after some time.

In 1956, Walsh first advocated use of Penicillamine, another chelating agent in treatment of Wilson’s disease. Penicillamine was found to be more effective and less toxic. It is now commonly used in treatment of Wilson’s disease.

In the 1950s and 1960s, there was an explosion of publications on the effects of various chelating agents in animals and human beings. Ferdinand Munz had discovered EDTA (ethylenediamine tetraacetic acid), a synthetic amino acid with chelating properties way back in 1938. By 1951, EDTA was widely used in treatment of inorganic lead poisoning and is approved by FDA for the same.

The numerous adverse effects of BAL, and the need to give it intravenously, stimulated further research in this field. It was on the whole found to be inefficient in the chelation therapy of chronic mercury poisoning. Water soluble derivatives of BAL, like Meso-2, 3-dimercaptosuccinic acid (DMSA) and 2, 3-dimercaptopropane-1-sulfonic acid (DMPS) were developed. They were found to be highly effective in treatment of mercury and lead poisoning.

DMSA and DMPS exhibit very low toxicity and are valuable oral chelating agents. In 1999, Baun opined that, unlike BAL, DMSA can be used in treatment of organic mercury poisoning. Patients with chronic mercury poisoning can now receive oral chelation therapy with DMSA, eliminating the need for a hospital admission. In 2003, Bose-OReilily and other found that oral DMSA was highly effective in treating chronic mercury toxicity among the inhabitants of gold-mining area in Philippines. DMSA was licensed by FDA for treatment of lead poisoning in 1991. Given their proven advantages over BAL, DMSA and DMPS have gained increased acceptance among clinicians. They have improved the management of heavy metal poisoning.

BAL derivatives are not effective in chelating iron. Previously, deferoxamine was the only iron-chelator available which needed to be given as long intravenous infusions.
Recently, deferasirox, an oral iron-chelator was developed. Deferasirox is approved for oral chelation therapy for disorders like sickle cell anemia, which are characterized by excess accumulation of iron in body.

As warned by the World Health Organization, tooth decay is one of the world’s most prevalent health problems in industrialized and especially in developing countries. An estimate of 90% people in the United States has at least one cavity. Children and senior citizens are the two groups of people at highest risk.

In children, it usually happens when sugar-laden foods such as candies are frequently left on the teeth. In the mouth, there are bacteria that live in plaque (a sticky, whitish film produced by our saliva) that convert the sugar into acids. These acids eat away the tooth’s protective coating also known as the enamel. Excessive destruction of this outer surface of the tooth results in tooth decay.

What makes adults also prone to being afflicted with tooth decay is when aging causes gums to move back from the teeth. Combined with gum disease, this gum recession exposes the tooth root to plaque. This will cause the breakdown of the tooth root. People who already have a number of dental restorations (fillings and crowns) may also suffer from tooth decay, especially around the teeth’s edges, or margins.

The cost of spoiling your sweet tooth. Tooth decay, particularly in the front teeth, may become an impediment towards achieving a pleasing appearance, thus affecting self-esteem. Cavities can also impact an individual’s emotional and social well being by causing pain and discomfort from toothache. In addition to this, it can also cause some serious health problem like malnutrition by interfering with an individual’s ability to eat certain foods. If tooth decay is not treated early, complication from infection could cause swelling of the face and neck, fever and blood poisoning.

Prevention is a lot less expensive AND less painful than treatment. Although tooth decay remains as one of the most common chronic disease, today many people are in better oral health than before. The consolidated effort of dental associations and many other health organizations in raising oral health consciousness, the support of the government, and cooperation from the public made this improvement attainable. Several community-based programs aimed at solving oral health dilemmas are carried out. These include extending fluoridated water and schools having sealant projects for children. However, these programs cannot reach many remote areas where ethnic minorities are and where many people are living in poverty. Their access to formal education and dental care is very limited. This shows the need for more community-based dental programs to help people take care of their teeth.

The American Association for Dental Research and International Association for Dental Research have long been collaborating to disseminate ways of preventing tooth decay. They educate people of how proper oral hygiene methods of brushing twice a day with fluoride toothpaste, regular dental checkup, sealant treatment, flossing, eating nutritious meals, and limiting in-between meals will always be indispensable.

Dental researchers have recently discovered how the bacteria which attack teeth, stick themselves to the enamel. This new information could bring significant benefits to increase the public’s knowledge on eliminating the harmful effects of the tooth decay-causing bacteria (Streptococcus mutans). Aside from this, they are also in the process of developing vaccines against tooth decay and discovering other new methods on targeting and killing the decay-causing bacteria.

Other tooth decay treatments, i.e., dental implants, Healozone gas blast (blast that triggers the saliva to fix the teeth naturally), and squirting genetically modified bacteria that will not produce the decay acid, are also being developed. The use of fiber optics and fluorescence methodologies is also being considered to possibly detect tooth decay much sooner than x-rays and visual inspections can.

These advancements in treating dental cavities are evidences of the increasing attention to oral care. But relying mainly on these discoveries does not guarantee the complete disappearance of tooth decay from the list of the most common global health problems. Further improvements on tooth decay treatment entails expanded dental care education, early interception of poor oral hygiene habits, greater parental involvement in children’s dental health and appreciating how priceless a confident smile is.

2. Shop Fees!

  • Obtain 3 or 4 loan offers and compare the quoted closing costs.

  • If you see unusually low interest rates, check to see if there may be unusually high origination fees or points being charged.

  • If you don’t see any fees or points being charged, then check the rate and terms of the loan to see that it meets with your satisfaction.

Always compare fees and rates in conjunction with one another, and never settle for just one loan quote when shopping for a mortgage. Your home loan is just too important not to do your own homework.

3. ARMS:

An adjustable Rate Mortgage, in the right economical climate, can be an excellent way to lower payments.

  • With an ARM, the lender agrees to charge you a lower interest rate. This can save you hundreds of dollars off your monthly payment.

  • Often times an ARM carries a fixed period where the rate cannot change, such as one year for example.

  • If interest rates stay low, then an ARM can offer you an attractive way to obtain affordable real-estate and save money.

4. Balloons:

Another way to lower your monthly house payment is by structuring your loan using a Balloon, or by “floating a balloon”.

  • The loan is amortized over a given period, say 30 years, but there is a final lump sum due at the end of a fixed period, and this is called the “balloon payment”.

  • This fixed period is typically between 5 to 10 years.

  • This type of loan lowers your monthly payment, but be prepared to make new decisions when the fixed period is up, because your loan ends at that point.

Consider floating a balloon with caution, of course. Use this to compare against ARM loan products, to determine which one may be right for you.

5. Interest Only:

With an Interest Only Mortgage, you are only obligated to pay interest.

  • This first phase of the loan, interest only obligations, is typically 5 to 10 years.

  • After that, the loan is fully amortized for principal and interest.

  • So, for a 30 year fixed, that would mean that interest only payments are available the first 10 years, and then principle plus interest payments must be paid for the remaining 20 years.

  • Typically, this type of loan is very attractive for folks in commission-based employment, or where revenue is cyclical. In other words, you can up your payment to pay off principal, when it’s most convenient for you.

Once again, this is an excellent loan product to lower monthly payments, and it can be compared to ARMS and floating Balloons.

6. Incentives:

Are you in the market for a brand new home? If so, check to see whether or not your builder offers incentives, such as the following.

  • The builder may pay additional points to help you lower your rate.

  • The builder may offer cash-back credits.

  • The builder may offer savings if you go through their own or recommended lender.

Builders are motivated to get their homes sold, so of course they can go build more. This allows you an opportunity to save money either in the purchasing of the home, or the back-end closing costs.

7. Closing Costs:

Take a look at all your closings costs, to see if there are additional savings that can be made:

  • PMI: Property Mortgage Insurance is typically required when you have less then 20% to put down. However, laws change all the time and homes can rise in value quickly. Check to see whether or not you have the right to have the PMI removed now or down the road.

  • Discuss all the closing costs. Find out whether some of them may be negotiable.

  • Review the charges for a variety of other significant closing costs, such as Title Fees, Credit Reports, etc., and compare with your other loan offers.

International hackers are ruining the Internet and information flow, which the Internet brings to the world. Our government too has proposed that we crack down on hackers, yet doing nothing to stop it and the Federal Trade Commission is impotent for getting rid of SPAM Viagra Ads. If the government cannot control the hackers on the Internet and allows them to ruin the greatest communication device ever made in the history of the human species, then obviously they have no control at all.

It is truly unfortunate that the government is so pathetically weak and cannot stop the hackers from ruining the Internet and disrupting civilization. I guarantee you if hackers were getting into government computers that they would arrest these people and go get them anywhere in the world like they did without kid out of the UK who was surfing government military computers for some silly UFO thing and put programs for key-logger strokes on important computer systems.

We seem to have a huge problem here in that the flows of communication for any civilization are one of the most important flows of society and when those are disrupted so is civilization. As far as I am concerned that is an international terrorist act when hackers destroy our communication system and if we are truly interested in getting rid of international terrorist we need to start by getting rid of the hackers. Consider this in 2006.
